Parking and Access are the single biggest problem in most Estates, with delays and inconvenience leading to tenant disputes and increased costs. HIP has been designed to avoid these difficulties, with generous estate roads and a number of parking areas set aside. There are 4 large Car and Lorry Parks in addition to the distributed parking spaces provided at each unit. Depending upon how the space is allocated, there is provision for over 600 cars and up to 40 lorries.
A substantial proportion of HIP has been formed by sub dividing very large buildings. An important design guideline has been to keep unit entrances away from roadways wherever possible by means of cut outs – another is to make roads wide enough to permit both parking and 2 way traffic flows. Plans exist to add another deck to some of the reserved car parking areas when demand dictates.
Parking is a resource which normally has to be managed and controlled. As Hastingwood Industrial Park is fully developed and let, it is inevitable that formal Parking Controls will eventually be introduced. However, at present the more than adequate number of spaces combined with common sense and informal management has allowed the whole Estate to function without difficulty.
Hastingwood owns other Estates where considerable operating experience has been obtained as to what management schemes work well and fairly. Most Spaces are allocated to individual Units, with others reserved for Visitors. Other spaces are rented with Tenant needs a priority. Typically a relatively small unit of say 1200 sf would have 2 dedicated spaces plus the area in front of their roller shutter entrance, and could rent additional spaces if these were insufficient.
Site Traffic and Parking are both monitored by Security and other Staff using the CCTV system, and appropriate action taken to prevent or deal with problems as and when they occur.
